There is no one best or only method of selling a property. As a RE/MAX Real Estate Consultant, I will take the time to discover the right program to achieve your goals.

Some points to consider:

  1. Your property will need to be appraised and the local market considered.
  2. A reasonable market-range in value will need to be established.
  3. You, as an owner, will have an expectation of the price you would like to receive but, ultimately, the value of your property is determined by what a buyer is willing to pay in today's market.

Listing methods

Open listing with a group of real estate firms - An open listing with a group of different real estate firms may not imply a greater benefit to you. Real Estate agents are paid commission on the sale of a property, some may not be inclined to work hard for you if their chances of being paid are substantially reduced with other real estate agents included in the equation. Also, your marketing budget may become so thinly spread around to be of little benefit in promoting your property for sale.

Exclusive or sole agency

You appoint one agent to act for you for an agreed listing period. A professional agent will develop a marketing plan for you, follow through all inspections, keep prospective buyers informed, qualify the buyers who go through your property, and keep you informed with all issues relating to the selling of your property.

Auction - An auction can be very effective in the right market, and is becoming more and more popular.

Advantages are: You - the seller, can set the terms and conditions, and not the buyer. You set the deadline for the sale. You can often get more for your property. Auctions attract cash buyers who are able to enter into an unconditional contract, usually 10% payable at the Auction.

Marketing of your property - A range of marketing activities can be utilized to ensure to best possible exposure of your property to prospective buyers.

For Sale signage provides a prominent and effective advertisement of your property. Brochures can be distributed to prospective buyers and to homes in the immediate or surrounding areas if required. The Internet is being used more and more as their first form of enquiry.
